This is the place you've been looking for!

Over two and a half miles on the Combahee River, gorgeous hundred-year-old live oaks, hardwood bottoms, seven duck ponds, open spaces, utility rights-of-way where you can see deer for miles...Duckfield Plantation has it all!  Nestled next to the town of Yemassee of Hampton County bordering I-95 near Exit 38, this once-in-a-lifetime opportunity is less than 70 miles from Charleston (https://www.charlestoncvb.com/) and only an hour's drive from Savannah, GA (https://www.visitsavannah.com/).  Historic Beaufort, South Carolina (http://www.beaufortsc.org/) is only thirty five minutes' drive straight down US HWY 21.  Duckfield is close to where you want to be, yet over nine hundred acres of pristine low-country forest provide the serenity that you're looking for.  Over a mile and a half of dikes were constructed years ago with water control devices to flood both timber and crops with water from the Combahee.  Though these have not been used in recent years the infrastructure is already in place to provide the enterprising conservationist with the perfect habitat for migratory waterfowl.  The ACE Basin (https://discoversouthcarolina.com/ace-basin), gem of the Lowcountry, borders Duckfield Plantation to the east and provides thousands of acres of federally-protected wildlife refuge (and NO hunting pressure).  Miles and miles of internal road system make the tract easily accessible, and a massive 200' x 50' partially enclosed shop building is there to house all of your equipment and off-road vehicles.

Check out the video below of a rookery at Duckfield - brooding and nesting areas that many bird species use!

What are you waiting for?  This tract is shown by appointment only, so give us a call today to set up your showing of this incredible opportunity!

Duckfield Plantation includes Hampton County TMS# 197, Parcel Numbers 53, 54, 55, 63, 64, 74, 75 & 79; as well as TMS# 202, Parcel 4.
