Landowner Services
The professional foresters of Henderson & Associates, Inc. have provided forest management, appraisal, and real estate services to private non-industrial landowners, attorneys, accountants, financial institutions and the forest industry for over twenty years.
Here are some of many ways in which we may be of service to you:
- Timber Management Plans
- The old adage that those who "Fail to Plan, Plan to Fail" certainly applies to land ownership. A good management plan is the foundation of land stewardship and profitable forest investments. We first examine your forest resources to delineate forest stand types and prepare a forest stand map of your property to help you clearly visualize your timberland assets. The next step involves preparation of a detailed, written forest management plan based on your stated objectives. Of course, we will continue to work with you to execute all or any part of the plan.
- Timber Sales
- We delineate timber sale boundaries, designate the timber products to be sold, provide an accurate estimate of the volume and value of those products, aggressively market the forest products, lay out roads, collect and evaluate competing timber bids, and ensure that an appropriate timber sale agreement is prepared that protects your interests. During the logging operation we shall conduct periodic inspections to ensure the terms and conditions of your sale agreement are met.
- Reforestation
- The best time to plan reforestation is before your trees are cut. Based on your objectives, we can help you reforest your land by natural or artificial means. We will prepare a reforestation plan, secure site preparation contractors (mechanical and/or herbicides), order seedlings, supervise planting, and coordinate with government agencies regarding any reforestation cost-share assistance for which your land may qualify
- Timber Inventory
- The timber inventories that we conduct are the basis for our timber and land appraisals as well as our forest management plans. A typical inventory report includes the number, species, and sizes of trees, as well as the forest products that they represent and their volume in cords, thousand board feet, and tons.
- Land Sales
- There is currently more rural land for sale in the Southeast than at any time in the past fifty years. For those who are selling land, the great challenge is to make their property stand out in the crowded marketplace. Those who are looking for just the right forestry investment, hunting tract, or place for a weekend getaway face the opposite dilemma - how to decide among all of the land that is available. Our real estate specialists are uniquely qualified to help. We offer buyer or seller representation.
- Accurate Appraisals of Value
- We combine knowledge of real estate markets, appraisal methods, and the economics of timber production to develop accurate, realistic appraisals of rural land and timber. Our appraisal section is headed by a forester who is a South Carolina certified general real estate appraiser and who has over fifteen years of appraisal experience.
- Computer Mapping
- We employ GPS and GIS Technology.
- Litigation
- Our foresters are available to provide expert witness testimony regarding forest management as well as land and timber valuation issues.
- Estate Planning & Timber Income Tax Consultation
- We can provide much needed data and guidance to your attorney and accountant regarding forestry situations that may help save significant sums of money on your income and estate taxes.
